Ultimate Housing offers our investors a turnkey solution when it comes to property management.

THE PROCESS

SOURCE & IDENTIFY A PROPERTY IN WHICH TO INVEST

Secure the property through our network of unique relationships with local agents and other connections.

IDENTIFY AND SET UP OF FINANCIAL VEHICLE

Ensure that the correct financial vehicle is set in place for the investor, whether onshore or offshore; within a limited company, trust or personal name. We have the network and expertise to assist the investor with these very important and sometimes extremely challenging decisions.

ASSIST WITH ACCOUNTING & LEGAL PROCESSES

We assist with the accounting and legal processes. The professionals we use know and understand our product and are extremely competent in their specific skills.

IMPLEMENT ARCHITECTURE & PLANNING

Subsequently, we use the services of architects and bespoke planning consultants, this ensures the work we are proposing to do on the refurbishment and extension is possible, cost effective and legally compliant.

SECURE CONTRACTORS

During this process, we ensure that we get the best possible quotation from our various contractors to do the work. They include builders, carpenters, plumbers, window specialists and other associated contractors.

DRAWING UP CONTRACTS & PAYMENT SCHEDULES

Once the contractors are secured, a payment schedule is relayed to the investor, we ensure payments to all contractors and other service providers are on time and in order.

WORK COMMENCES

We ensure the contractors commence work as soon as possible after the property purchase is complete.

APPROVALS, GUARANTEES & CERTIFICATES

As soon as all work is complete, Ultimate Housing ensures that all building guarantees and associated certificates are in place. These include Building Control Certificates, Fire and Electricity Certificates, Gas Certificates and HMO Certificates where needed.

FURNISHING THE PROPERTIES

Ultimate Housing furnishes the properties on behalf of the investor. Ultimate Housing sets up utilities, broadband Internet and satellite TV for the new tenants. Following years of experience, we’ve identified furniture ranges which are modern, beautiful, functional, hardwearing and priced well below the High Street average.

SOURCING OF TENANTS

Ultimate Housing finds tenants through our network of associated agents. The tenants are usually young professionals between the ages of 22 and 34, and tend to stay for a minimum of 12 months. Our current average rent per room is £750 per month.

MANAGEMENT OF THE PROPERTY

Day-to-day management of the property and the tenants kicks in.

REPORTING TO THE INVESTOR

Ultimate Housing supplies monthly management reports to all investors. The reports include an overview of the monthly rental activity and highlights any noteworthy happenings.
